Whether you’re looking to buy, preparing to sell, or just maintaining your current home, here’s what to look for—and what to do next.

 

1. Cracks That Tell a Story

Cracks happen. But not all cracks are harmless. Here’s what to watch for:

  • Vertical hairline cracks in drywall or stucco are usually signs of natural settling.
  • Stair-step cracks in brick or block walls often signal foundation movement.
  • Horizontal cracks or wide, jagged cracks are more serious and should be reviewed by a professional.

Also, check inside: are cracks forming above door frames, windows, or near corners? If they’re widening over time, the issue may be below ground.

2. Sticky Doors and Windows

Humidity can make wood swell, but if doors or windows that used to open fine now stick or scrape, it could be your foundation shifting. A home that settles unevenly causes the frames to warp. Watch for:

  • Doors that swing open on their own
  • Gaps between the top of the door and the frame
  • Cracks extending from the corners of doors or windows

These are small details that can hint at bigger problems.

3. Uneven Floors and Sloped Rooms

Ever feel like you’re walking downhill across your living room? Use a marble or ball to test—it should stay put on a level floor. If it rolls or drifts, there may be settling or sagging beneath your feet. Signs include:

  • Sloping in one direction
  • Floors that feel “soft” or bouncy
  • Tiles or hardwood separating or lifting

Floors should feel solid. If they don’t, have them checked.

4. Gaps and Separation

A foundation in distress can pull parts of the home apart, causing:

  • Gaps where walls meet ceilings or floors
  • Spaces between exterior bricks or siding and window frames
  • Garage doors that no longer sit flush with the ground

These spaces can also let in moisture, pests, and drafts—turning one problem into many.

5. Water is Not Your Friend

Moisture is one of the biggest threats to a healthy foundation, especially in Florida where rain and high water tables are common. Watch for:

  • Pooling water near the home after a rainstorm
  • Damp crawl spaces
  • Musty odors, mold, or mildew

Make sure your gutters are working and that water is being directed away from the house. Improper drainage is a leading cause of foundation damage.

6. Popped Nails and Wavy Walls

Tiny details like nails pushing out of drywall or baseboards separating from the floor might seem cosmetic, but they can point to movement. If these issues are happening in multiple places or getting worse over time, it’s worth investigating further.

What Should You Do If You See These Signs?

  • Get a professional inspection. A licensed home inspector or structural engineer can tell you if the signs are minor or part of a bigger issue.
  • Document the changes. Take pictures and notes. If cracks or gaps are widening, that’s a strong clue that something is shifting.
  • Fix drainage. Make sure downspouts are extended at least 5 feet away from the home and landscaping slopes away from the foundation.
  • Don’t ignore it. Even if it’s small now, foundation problems rarely get better on their own.

For sellers, catching foundation issues early can save your deal later. For buyers, don’t be scared off—but do get it checked. Many foundation repairs are manageable and don’t always mean structural failure.
